I offer landlords a good, honest service at a very competitive price. I keep overheads low by dealing directly with landlords and tenants, providing both consistency and value for money. Landlords and tenants typically have the same point of contact throughout the tenancy, avoiding complicated admin and unnecessary service charges.

I have a full team of contractors. I am able to conduct viewings and inspections outside of normal working hours when required.

I never forget that the property is your most important asset and can confidently assure you that by instructing JS Lets to act as your Letting and Management Agents your asset will be in professional and caring hands.

I understand that letting your property, especially for the first time, can be a worrying experience and with this in mind my most important consideration is providing you the landlord with the best possible service and the right tenant for your property. I am delighted that not only our landlords, but also many of our tenants have a strong sense of loyalty to us, and have been with us for many years.

We offer 3 basic elements of service – however, we maintain a flexible attitude and are generally able to adapt our service to meet our client’s individual circumstances and needs, for example by providing a part-only service or occasionally taking on additional tasks and duties.

Let only

3 weeks rent, no VAT

Tenant find service includes:

  • Furnishings, compliance requirements, maintenance recommendations

  • Marketing of the property online and via our constantly updated database

  • Full feedback of each potential tenant viewing your property.

  • When required, we will negotiate prices and/or terms.

  • Conduct all tenant referencing, including credit and right to rent checks via a professional referencing company.

  • Carry out signing of Tenancy Agreement

  • Register deposit with an approved tenancy deposit scheme

  • We will create an in-depth comprehensive report on your property and contents.

  • Inform utilities companies of new tenant

  • A fully prepared handover check-in list for your new tenants when they move in.

  • Serving of Right to Rent guide and Prescribed Information at beginning of tenancy

Rent collection

5% PCM, no VAT

All the services offered in the Let only package plus:

  • Advice and set up of rent guarantee insurance

  • Monthly rent collection from tenant and prompt forwarding to landlord.

  • An itemised monthly statement to landlord

  • In the case of arrears or payment issues, clear communication, and negotiation of agreed payment plan for debt management

  • We will serve section 13 (rent increase) notice to tenant(s)

  • We will serve section 21 (eviction) notice to tenant(s)

  • Arrangement of Gas Safety, EICR 5 Year Electrical Check and Energy Performance Certificate (EPC)

Full management

10% PCM, no VAT

All the services offered in the Let only and rent collection package plus:

  • We will manage the tenant(s) rights and ensure tenant(s) responsibilities are adhered to.

  • Regular property inspections, with reports to landlord with photographs

  • Manage any emergency repairs to the property (available 24/7 365 days of the year)

  • This includes Gas safety, EICR, EPC and Legionella

  • Regular testing from day one and at every inspection.

  • General property maintenance and purchases of replacement fixtures (deducted from rent)

  • We will review, provide renewal and termination of tenancy agreement as appropriate.

  • Provide a comprehensive check-out list for landlord when end of tenancy has been reached and tenant(s) move out.
