Tenants

Let me help you find your new home…
Here at J S Lets, I pride myself on providing good quality, well-maintained properties of all sizes that tenants will be pleased to call home. I work hard to build strong and lasting relationships with both landlords and tenants and am delighted to say that many of our tenants and landlords have been working with me for years.
If you’d like to rent with JS Lets, I would recommend in the first instance that you give me a call to find out what properties we may have available which could be a match for your needs and budget. You can see a sample of properties here – please note that these quickly change and there may be new properties which are not yet online.

Your rental journey begins
We understand that tenants want to feel confident and comfortable in their rental home, and we are here to support you as you embark on moving into a rental property.
Enquiries and Viewings
Call us on 07708 838849 to discuss your rental requirements, and we will give details of properties we have which may be a good match for you. If you have already seen a property we are advertising which may be of interest, you can request a viewing.
We will arrange for you to be shown around the property by our property manager, who will be able to answer any questions you may have about the property and local area. We are able to conduct some viewings outside of working hours if necessary.
Securing a property
If you have seen a property you like, we will submit your offer to the landlord. If other viewings have taken place and more than one person would like to rent the property, we will submit all offers to the landlord for consideration. At this point, we will require some details of those wishing to enter into the tenancy agreement, such as names, occupations, children, pets etc. You can read our privacy notice here.
Once an offer has been accepted, we will begin referencing checks, including credit checks. These are undertaken by an independent agency. We are also required by law to ascertain that a tenant has the Right to Rent and will need to carry out this check.
Tenancy set up
Once you have passed referencing, we will arrange the signing of the contract by both landlord and tenant.
We will need to collect a deposit from you – normally 5 weeks’ rent – prior to the tenancy beginning. This is held for the duration of the tenancy by a Government approved Tenancy Deposit Scheme. We use The Deposit Protection Scheme.
We will also require one month’s rent in advance.
Moving In
On the day your tenancy begins, our property manager will meet you at the property with the keys and any other paperwork which needs to be signed.
An inventory will be carried out on arrival and again as you leave the property at the end of the tenancy. This is a detailed inspection report on the condition and contents of the property and is carried out by an independent inspections clerk.
